About
An 18th century Tuscan farmhouse in a delightful little valley along the historic Via Francigena, surrounded by 14 hectares of privately owned vines, olive trees and woods that ensure utter privacy and tranquillity –
this is about this amazing property, just 5 kilometres from the historic centre of San Gimignano.
The Property
The farmhouse is constructed along traditional lines of stone embellished by barrel vaults in brick which were restored in 2011 and 2012 using recovered traditional materials such as terracotta and local stone,
and ancient techniques like slaked lime fully-coloured plaster.
And as well as this incomparable beauty,
there is also a really comfortable and healthy environment.
Despite the rigorously traditional restoration, the farmhouse still has every comfort, including air-conditioned rooms, fully equipped kitchen,
spacious bathrooms.
The House
The house is around 400 sq.m. and has been elegantly appointed with period furniture and fittings, without losing its local country house feel.
From the entrance hall, you can see the grand staircase: to the left, you have an elegantly decorated living room with period fireplace,
directly connected to a big dining room with a large panoramic window on each side, and barrel vaults.
This part of the house is very antique and dates back to the 16th Cent.
To the right of the central staircase, you can find a large gourmet kitchen and a studio, which may be also used as a TV room or reading room.
On this floor, there’s also a guest bathroom,
as well as a comfortable laundry room.
Stepping up to the first floor, there are 4 spacious double bedrooms, each one with en-suite bathroom and air-con.
What is really unique about the whole house is that everything has been left as it was by an aesthetic point of view, so you can feel the historic value of the property as soon as you take the first step into.
In addition to this, all modern comforts have been added,
to guarantee a top-quality life standard.
The Annexes
Opposite the house, a building where farm work used to take place, has been transformed into a delightful two-person apartment.
It is completely separate and comprises a double bedroom, bathroom, kitchen and living room with dining table and fireplace.
Between the two buildings there is a large area with a big table.
In the basement, there is the spacious cellar, with all the barrels to store wine after production.
A further annex – formerly a barn – need full restoration and could be converted into another small apartment or storage.
The Land
The property is surrounded by a mature garden with fruit trees,
wisteria and other beautiful trees and flowers.
Stepping down, you reach the panoramic infinity pool with salt system, measuring 14x7m.
The pool faces directly onto the vineyards, thus giving you breathtaking views of the Tuscan countryside.
The property enjoys additional 14 hectares land with productive olive grove and vineyard
(Vernaccia Bianca di San Gimignano, Cabernet, Merlot, Sangiovese)
